Before You Request Funding

1. You Must Have Signed - Pace Morby Wholesale Contract

The Signed PSA is the Purchase Contract Between A to B or B to C or both, depending on the contract we are providing the EMD funding.

Must Include Inspection Period and COE Date.

4. Pace Morby Mutual Release Seller Addendum

If your deal is in a Mutual Release State, we must have the Signed Mutual Release Addendum before we fund the deal. Otherwise there is no way to get our funds back if the deal is canceled.

2. Due Diligence Date or Inspection Period Defined in Contract

Due Diligence Date or Inspection Period is one of the most important dates in the process. If not completed, we will start the cancellation process one day prior to this date. 

Mutual Release State?

Do you know what this is? Some states require the seller to sign an additional document releasing the EMD back to us in case of cancellation. Otherwise, the seller can take the EMD monies from Escrow.
